Selling a House in Duval County: What’s Different Here

Duval County and the City of Jacksonville have been one consolidated government since October 1, 1968, so most of the county is inside Jacksonville city limits. Four cities kept their own governments: Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin.

  • Who handles permits. The City of Jacksonville handles permits and code enforcement for most of the county. The four independent cities run their own.
  • Historic districts. In local historic districts like Springfield, exterior work such as windows, siding and fences needs a Certificate of Appropriateness. Riverside-Avondale has its own design guidelines too.
  • Flooding. During Hurricane Irma in 2017, the St. Johns River hit a record level downtown, and homes in San Marco, Riverside and Ortega flooded. The city’s evacuation zones (A–F) are not the same as FEMA flood zones.
  • Military moves. NAS Jacksonville and Naval Station Mayport are both in the county, so many owners sell on short notice after new orders.

We buy Duval County houses as-is for cash, whichever of those applies.

Every house is different. Call or text (904) 604-5644 and Frederic will talk through yours.

Inherited a House in Duval County?

Duval County estates go through the Clerk of Courts Probate Department at the Duval County Courthouse, 501 W. Adams St., Room 1260, in downtown Jacksonville. Duval is in Florida’s Fourth Judicial Circuit, along with Clay and Nassau.

Florida’s simplest small-estate process doesn’t cover real estate, so an inherited house usually needs summary or formal administration. We can agree on a price early, work with your probate attorney, and close once the personal representative has authority to sell. More on our inherited house page.

Selling to Us vs. Listing in Duval County

  • Listing with an agent: repairs, cleaning, showings, a buyer’s inspection and appraisal, agent commissions, and often months on the market.
  • Selling to us: a written cash offer within 24 hours, no repairs, no fees, and a closing date you pick, as soon as 7–14 days.

If your house is move-in ready and you aren’t in a hurry, listing may get you more. We’ll tell you if that’s the case.
