How we can help

I’m Frederic, owner of Atlantic Property Buyers. We’re based in Northeast Florida, but inherited properties don’t always come with a convenient address, and many heirs live out of state. We buy inherited houses, land and mobile homes anywhere in Florida, as-is, and work with your probate attorney and a licensed title company to get the sale closed.

02

How Selling an Inherited Florida House Usually Works

Every estate is different, but most inherited-property sales in Florida follow the same path:

  • Probate. If the house was in the owner’s name alone, a Florida probate court usually has to give someone authority to sell it. Smaller estates may qualify for summary administration, which is faster than formal administration.
  • Homestead. If the house was the owner’s Florida homestead, special rules decide who inherits it, and the court often confirms that before a sale.
  • Property taxes. Florida has no state inheritance tax, but property taxes keep coming. Unpaid taxes can lead to a tax certificate and, eventually, a tax deed sale.
  • Several heirs. When family members inherit together, everyone on title usually has to sign. Heirs who live out of state can often sign remotely.

We can make an offer at any stage and set the closing date around the estate’s timeline. This is general information, not legal advice; your probate attorney can confirm what applies to your estate.

FAQ

Common questions

Don't see your question? Call or text (904) 238-4416.

Do you buy inherited houses outside Northeast Florida?+

Yes. We buy inherited houses, land and mobile homes anywhere in Florida. For properties outside Northeast Florida, we may ask for a few photos or arrange a local walkthrough before making a final offer.

Do I need to finish probate before selling?+

Not always. We can sign a contract while probate is underway and close once the personal representative has authority to sell. Your probate attorney can confirm what your estate needs.

What if there are several heirs?+

Everyone on title usually needs to agree to the sale. We’ll explain the offer to each heir, and the title company can arrange remote signing for anyone who lives out of state.

What if the property taxes are behind?+

Back taxes are normally paid from the sale proceeds at closing. If a tax deed sale is already scheduled, call us right away so we can see whether there is still time to close first.

Are there any fees or commissions?+

No. You pay no agent commissions, and we pay the closing costs.
