Selling a House in Clay County: What’s Different Here

Clay County has only four incorporated towns and cities: Green Cove Springs (the county seat), Orange Park, Keystone Heights and Penney Farms. Everywhere else, including Middleburg, Fleming Island, Lakeside, Clay Hill, Lake Asbury and the Clay side of Oakleaf Plantation, is unincorporated. Permits and code enforcement there go through Clay County.

  • Flood history and new maps. Hurricane Irma in 2017 pushed Black Creek to record flooding around Middleburg. FEMA is now updating Clay County’s flood maps, expected to take effect in spring 2027.
  • Military owners. Between Camp Blanding and nearby NAS Jacksonville, many Clay County homes belong to service members who get orders on short notice.
  • Wells, septic and manufactured homes. They’re common outside the towns, and they can make a buyer’s mortgage harder to get. We pay cash.
  • Inherited homes. Clay County probate is filed with the Clerk of Court in Green Cove Springs, in Florida’s Fourth Judicial Circuit.

Every house is different. Call or text (904) 238-4416 and Frederic will talk through yours.

Inherited a House in Clay County? What to Know About Probate

Clay County estates go through the Clay County Clerk of Court at the Judge William A. Wilkes Judicial Complex, 825 N. Orange Ave., Green Cove Springs. The Clerk also has a branch at 1590 Park Ave. in Orange Park.

Per the Clerk, Florida’s simplest small-estate process can’t be used when the estate owns real property, so an inherited house usually means summary or formal administration. We can agree on a price early, wait for the court process, and close as soon as the personal representative can sign.

04

Selling to Us vs. Listing in Clay County

  • Listing with an agent: repairs, cleaning, showings, a buyer’s inspection and appraisal, agent commissions, and often months on the market.
  • Selling to us: a written cash offer within 24 hours, no repairs, no fees, and a closing date you pick, as soon as 7–14 days.

If your house is move-in ready and you aren’t in a hurry, listing may get you more. We’ll say so if that’s the case.
